- The property address, and roughly when the house was built if you know
- What you have noticed: a smell, dark spots on the roof boards, water stains, damp insulation or frost
- Any recent roof leak, ice dam or water event, and whether it was repaired
- Whether an insurance claim is open for the water damage
- Photos of the attic, if you can take them without disturbing anything
